ParkNotice Clear — The MHC Notice & Disclosure Compliance Desk

Compliance / regulatory documentation

Audience

independent MHC owner-operators and community managers at manufactured-housing communities (1-15 communities)

Problem

Every rent-increase, park-rule-change, zoning-petition, or park-closure trigger event has to produce a notice that matches a state's MHC-specific landlord-tenant act — materially different from, and more protective and more litigated than, ordinary residential landlord-tenant law. General MHC property-management software (Zego, Innago, BC Solutions) stores the document but never checks the statute. The work falls to whoever last edited the template, at operators who have no in-house counsel and engage outside counsel only after a notice is already contested.

Offer

On ParkNotice Clear, MHC owner-operators stop guessing whether a notice meets their state's statute and start shipping a Notice & Disclosure Compliance Packet. Send the rent roll, lease terms, and trigger-event details; AI drafts the notice against the counsel-reviewed rulebook, a deterministic checklist runs the notice period, cap/limit, mandated content, print format, and delivery method, and a compliance analyst — with contracted counsel on every closure or contested case — releases the packet within 5 business days.

Evidence status

Identity · owner-action

Legal entity, registered address, and jurisdiction of formation are not yet declared.

Trust boundary · verified

Public page is a validation microsite for a documentation-and-compliance-preparation service; not a law firm, never legal advice, never files or represents the client in a dispute.

SEO integrity · verified

No fake review, rating, LocalBusiness, or Organization identity schema is emitted; no 'notice will not be challenged' guarantee claims anywhere in marketing copy.

Regulated documentation / UPL boundary · release-blocker

Elevated trust burden — notice-compliance claims gated on owner facts: named compliance-analyst identity, contracted-counsel engagement, entity identity, and counsel review of the engagement-letter form and state-by-state unauthorized-practice-of-law (UPL) boundary scope.

Manifest coverage · assumed

Manifest-backed blueprint present in source repository (2026-07-13 build, incl. fresh-verified WA HB 1217 signing date and Manufactured Housing Institute 43,000+ community / 4.3M homesite market figures).
